Resumo: | This article proposes to characterize and make a preliminary analysis of the vertical real estate launches with registration of incorporation, mapped in the administrative region North of Natal-RN. Starting from a characterization of the enterprises located there. The main differentials would be the late occupation / verticalization of the region, the socio-economic aspects of the resident population, the deficiencies in terms of infrastructure and the legal framework from the environmental and urbanistic point of view. To better evaluate real estate production, analyzes were developed based on four parameters, namely: i. quantity of housing units produced, ii. verticalization, iii. spatial distribution and iv. the origin of the investment. Finally, we compared the production of this region with the district of Planalto, located in the West Zone of the municipality and that presents similar economic characteristics. It justifies the approach, the fact that the process is still in its initial phase, making it possible to identify positive and negative aspects of the phenomenon and, consequently, to serve as the basis for proposing both public policies and market strategies that contribute to an orderly urban development and for the improvement of the quality of life in the region. The quantity and profile of the enterprises analyzed indicate that the phenomenon of residential real estate production reached the North Zone later than the other administrative areas of the city of Natal / RN, and was partially interrupted by the effects of the national economic crisis. Even so, there was a reduction of historical prejudice with the northern region of the municipality and suggests that, in the next productive moment, the real estate market will have a stronger performance in the region, regardless of changes in urban legislation. |

Partindo de uma caracterização dos empreendimentos ali localizados. Os principais diferenciais seriam a ocupação/verticalização tardia da região, os aspectos sócio econômicos da população residente, as deficiências em termos de infraestrutura e o enquadramento legal do ponto de vista ambiental e urbanístico. Para avaliar melhor a produção imobiliária foram desenvolvidas análises com base em quatro parâmetros, quais sejam: i. quantitativo de unidades habitacionais produzidas, ii. verticalização, iii. distribuição espacial e iv. origem do investimento. Por fim, comparada a produção desta região com o bairro do Planalto, localizado na Zona Oeste do município e que apresenta características econômicas similares. Justifica a abordagem, o fato do processo ainda se encontrar em sua fase inicial, possibilitando a identificação de pontos positivos e negativos do fenômeno e, consequentemente, servindo de base para a proposição tanto de políticas públicas, quanto de estratégias de mercado, que contribuam para um desenvolvimento urbano ordenado e para a melhoria da qualidade de vida na região. A quantidade e perfil dos empreendimentos analisados apontam que fenômeno de produção imobiliária residencial alcançou a Zona Norte de forma mais tardia do que as demais zonas administrativas do município de Natal/RN, sendo, parcialmente, interrompida pelos reflexos da crise econômica nacional.
