This article proposes to evaluate the real estate development in the Capim Macio neighborhood, in the city of Natal/RN, which arose from the occupation of an urban emptiness with scarce infrastructure, as a result of the implantation of housing projects outside the city's urban network in the decade of 1970. Aiming to establish a relation between the real estate production and the infrastructure offered in the region and current legislation. To achieve this objective, the behavior of the housing production, the verticalization and the densification of the neighborhood were analyzed, following the changes in the urban planning legislation, as well as the main changes in the urban infrastructure of the area. The study was based on a research developed by Luiz Alessandro Queiroz that provides a database on real estate production in the municipality of Natal from 1967 to 2017. In general, real estate production in Capim Macio followed the stimuli and retractions of macroeconomics of the country, as well as the local events of heating of the tourist sector and changes in the municipal urban legislation. Due to the significant changes of the municipal legislation of the municipality in the last years, it was chosen to simulate the application of obsolete use and occupation control mechanisms to the registered enterprises after the validity of the most current legislation. Finally, it was verified that the application of the utilization coefficient as the sole control mechanism of the intensification of land use was not able to promote the verticalization process, and consequent densification, proportionally to the installed urban infrastructure.
