Resumo: Considering that today, about 24,8 million properties in Brazil have some type of irregularity, research is carried out on land regularization in its general aspects and its processing at the Real Estate Registry Office, in order to verify the degree of complexity of the theme and the benefits of its realization. Therefore, it is necessary to better understand the procedure, verifying its modalities, applicability and its processing within the real estate service. Then, a qualitative theoretical research is carried out through a verification that is based on the bibliographical examination of the related subjects for a consolidated foundation of the theme in question.

Para tanto, é necessário entendermos melhor o procedimento, verificando suas modalidades, aplicabilidades e sua tramitação dentro da serventia imobiliária. Realiza-se, então, uma pesquisa teórico qualitativa através de uma verificação que funda-se no exame bibliográfico dos assuntos relacionados para um embasamento consolidado do tema em questão.
