Building maintenance in buildings has the responsibility of ensuring safety, comfort, and efficiency during its use and operation. The lack of a preventive maintenance plan results in a higher number of corrective interventions and contributes to the generation of potential expenses and areas of activity that could have been avoided with planning. This work aims to analyze the data and management processes of building maintenance in a hospital building. To do so, it presents the characterization of the processes adopted by the outsourced company responsible for maintenance and the survey of preventive and corrective maintenance services performed over a period of eight months from reports generated in the maintenance management software of this building. Calculations were made to identify the quantity of services, frequency, response time, and productivity of the disciplines. Analysis of the numerical data revealed that during the period, 10,393 corrective and preventive activities were performed, with the Hydraulic team being the most requested and the Carpentry team being the most productive. Moreover, the verification of processes allowed for the identification of optimization points in the management model and the development of improvement proposals.
