Analysis of Covid-19's impacts on the brazilian real estate market

Resumo: The Brazilian real estate market has been experiencing a growth process for the past five years. In this perspective, this article has as its main objective to verify of the likely impacts on the sector due to the current pandemic of Covid-19, as well to present of the current national panorama of the real estate market. As secondary objectives, evaluate the sector's behavior in each region of Brazil and the correlation between the studied indexes. The study was carried out based on analysis of official sector indicators, by verifying their behavior in the period between 2016 and 2020, with the aid of descriptive statistics. The results showed evidence of impact due to the pandemic in the 2nd quarter of 2020, with a reduction in launches and sales of residential properties, an increase in the average rental price index, and a reduction in the IPCA. In the 1st quarter of 2020, there were no significant impacts due to the pandemic; the launch and sales indicators registered a peak with higher numbers. From the analyzes carried out, it can be said that the evolution curve of the real estate market has strong characteristics with the evolution of the sector in the Southeast region, which was the most heated in the last five years. The existence of annual cycles by quarters in launches and sales was also evidenced. The topic addressed is relevant for presenting reliable and truthful information to society and investors, as well as to all those interested in the sector.

En esta perspectiva, este artículo tiene como objetivo principal verificar los probables impactos en el sector por la actual pandemia de Covid-19, así como presentar el panorama nacional actual del mercado inmobiliario. Como objetivos secundarios, evaluar el comportamiento del sector en cada región de Brasil y la correlación entre los índices estudiados. El estudio se realizó a partir de análisis de indicadores oficiales del sector, verificando su comportamiento en el período entre 2016 y 2020, con la ayuda de estadísticas descriptivas. Los resultados mostraron evidencia de impacto debido a la pandemia en el segundo trimestre de 2020, con una reducción en lanzamientos y ventas de propiedades residenciales, un aumento en el índice de precios promedio de alquiler y una reducción en el IPCA. En el primer trimestre de 2020, no hubo impactos significativos debido a la pandemia; por el contrario, los indicadores de lanzamiento y ventas registraron un pico con números más altos. A partir de los análisis realizados, se puede decir que la curva de evolución del mercado inmobiliario tiene fuertes características con la evolución del sector en la región Sudeste, que fue el más calienta em los últimos cinco años. También se evidenció la existencia de ciclos anuales por trimestres en lanzamientos y ventas. El tema abordado es relevante para presentar información confiable y veraz a la sociedad e inversores, así como a todos los interesados en el sector.O mercado imobiliário brasileiro vem apresentando um processo de crescimento nos últimos cinco anos. Nessa perspectiva, este artigo tem como objetivo principal verificar os prováveis impactos no setor devido à atual pandemia da Covid-19, bem como apresentar o atual panorama nacional do mercado imobiliário. Como objetivos secundários, avaliar o comportamento do setor em cada região do Brasil e a correlação entre os índices estudados. O estudo foi realizado a partir de análises de indicadores oficiais do setor, por meio da verificação do comportamento destes no período entre 2016 e 2020, com auxílio de estatística descritiva. Os resultados mostraram evidências de impacto devido à pandemia no 2º trimestre de 2020, com redução nos lançamentos e vendas de imóveis residenciais, aumento no índice do preço médio de locação e redução do IPCA. No 1º trimestre de 2020, não foram evidenciados reflexos significativos devido à pandemia; pelo contrário, os indicadores de lançamentos e vendas registraram pico com maiores números. A partir das análises realizadas, pode-se afirmar que a curva de evolução do mercado imobiliário possui fortes características com a evolução do setor na região Sudeste, a qual foi a mais aquecida dos últimos cinco anos. Também foi evidenciada a existência de ciclos anuais por trimestres nos lançamentos e vendas.
