Resumo: The Conjunto Vera Cruz, built in 1981, is one of the main housing projects that drive the development of the west side of the municipality of Goiânia. The city of Goiânia was planned for 50 thousand inhabitants, had its rapid development, with large disordered population growth, in 2020, it reached over 1,500,000 (one million and fifth thousand) inhabitants, which was not planning for the municipal. In order to address this type of situation, the Neighborhood Impact Study – EIV was created. Unfortunately, the EIV is not required for residential developments in the city of Goiânia, this may change with the help of published research in case studies. Therefore, the objective of this study is to demonstrate the relevance of the Neighborhood Impact Study for residential projects, a case study of the Residential Nelson Mandela in the Vera Cruz Complex in Goiânia, Goiás, Brazil. In this way, a questionnaire was applied and the urban infrastructure of the neighborhood was evaluated. The questionnaire was applied from February to March 2022, with 60 residents who have lived in the Vera Cruz neighborhood for more than 10 years.

La ciudad de Goiânia fue planificada para 50 mil habitantes, tuvo su rápido desarrollo, con gran crecimiento demográfico desordenado, en 2020, alcanzó más de 1.500.000 (un millón y cinco mil) habitantes, lo que no estaba previsto para el municipio. Para atender este tipo de situaciones, se creó el Estudio de Impacto Vecinal – EIV. Desafortunadamente, el EIV no se requiere para desarrollos residenciales en la ciudad de Goiânia, esto puede cambiar con la ayuda de investigaciones publicadas en estudios de casos. Por lo tanto, el objetivo de este estudio es demostrar la relevancia del Estudio de Impacto de Barrio para proyectos residenciales, un estudio de caso del Residencial Nelson Mandela en el Conjunto Vera Cruz en Goiânia, Goiás, Brasil. De esta forma, se aplicó un cuestionario y se realizó una evaluación de la infraestructura urbana del barrio. El cuestionario se aplicó de febrero a marzo de 2022, con 60 vecinos que viven en la colonia Vera Cruz desde hace más de 10 años.O Conjunto Vera Cruz, construído em 1981, é um dos principais conjuntos habitacionais que impulsionam o desenvolvimento da zona oeste do município de Goiânia. A cidade de Goiânia foi planejada para 50 mil habitantes, teve seu desenvolvimento rápido, com grande crescimento populacional desordenado, em 2020, atingiu mais 1.500.000 (um milhão e quintos mil) habitantes, o que não foi planejamento para o municipal. Para poder atender este tipo situação que foi criado o Estudo de Impacto de Vizinhança – EIV. Infelizmente, o EIV não é necessário para empreendimentos residenciais na cidade de Goiânia, isso pode mudar com a ajuda de pesquisas publicadas em estudos de caso. Sendo assim o objetivo deste estudo é demonstrar a relevância do Estudo de Impacto de Vizinhança para projetos residenciais, estudo de caso do Residencial Nelson Mandela no Conjunto Vera Cruz em Goiânia, Goiás, Brasil. Desta forma foi aplicado um questionário e feito de avaliação da infraestrutura urbana do bairro.
