This monography is a part of the requirements for the use of the title of Bachelor of Architecture and Urbanism, it aims to provide the theoretical basis for the development of proposals and architectural projects of requalification in underutilized spaces in the urban context. It fits in the rehabilitation policies scenario in central areas, which aim the reverse of the degradation process to downtown Sao Paulo has been subjected to over the last decades. Due to the understanding of the impacts of such actions on the housing sector, these urban changes influence the development of the area and simultaneously contribute to the progress of gentrification. The main conflict of this study is the Prestes Mayan building, located in the old neighborhood of Luz, a very consolidated region with infrastructure, however, it presents a high level of degradation, adding a relevant number of empty properties. On the other hand, it is believed that the feasibility of transforming buildings that do not fulfill their social function has gains in the city, both economically and socially. Therefore, the REHAB project is presented, coming with a modernization system designated for housing of social interest, which also aims to stimulate the use of multifunctional buildings and the shaping of new spaces in the city.
