Resumo: | The master plan of a city is a tool of extreme importance to its development and orderly growth. It is responsible for the urban spatial organization of the city and it is also the instrument that guarantees the good coexistence of the population. In this way, it imposes limits and offers basic infrastructure tools, ensuring much of the social and spatial order of a city. Sangão, a city in the south of Santa Catarina, received its first master plan as a compensatory action, due to the BR 101 road duplication work, which runs through the city. Thus, the objective of this research was to investigate the areas delimited by the zoning law of the master plan in comparison to the physical-spatial reality of the city of Sangão, in order to provide support to the future development of the city, as well as to its inhabitants, with infrastructure suited for the population demand. Thereby, contributing with information that helps revising the master plan of Sangão. Through the methods of case study and documentary research, at an exploratory level, it was possible to obtain data that allowed the analysis of the zoning of the current city master plan, as well as other aspects present in it. In an analysis of the demographic, historical and economic data of Sangão, it was observed the great growth potential of the city, through industries, trading and also, with the ease access offered to the region by the Humberto Ghizzo Bortoluzzi Southern Regional Airport and the BR 101 road. In a comparison between the zoning established by the master plan and the current physical-spatial aspects, it was observed the need to revise the city master plan, taking into account its lack of clarity in certain specifications. This revision is also essential in the zoning part, where it was observed the need to carry out a more detailed study of the geographical delimitation of the zones in the city, mainly the commercial and industrial ones. It is concluded that it is extremely important to prepare a participative master plan that meets the needs of its city, as well as its periodic revision and adaptation to the most current reality. The City Statute mandates that this revision must be carried out at least every ten years. However, this revision should be carried out whenever it is necessary, as it seeks to ensure city growth in an organized way. So, in this way, the master plan can meet the current population needs of the city, thus guaranteeing dignified infrastructure to the residents. |

Ele é responsável pela organização urbana espacial do município e também o instrumento que garante a boa convivência da população. Desse modo, impõe limites e oferece instrumentos básicos de infraestrutura, assegurando grande parte da ordem social e espacial de um município. Sangão, município do Sul de Santa Catarina, recebeu seu primeiro Plano Diretor como uma ação compensatória, em virtude das obras de duplicação da BR-101, que atravessa o município. Dessa forma, o objetivo desta pesquisa foi investigar as áreas delimitadas pela lei de zoneamento do Plano Diretor perante à realidade física-espacial do município de Sangão, com a finalidade de fornecer suporte ao desenvolvimento futuro do município, assim como aos seus habitantes, com infraestrutura adequada à demanda populacional. E assim, contribuindo com informações que auxiliem na revisão do Plano Diretor de Sangão. A partir dos métodos de estudo de caso e de pesquisa documental, de nível exploratório, foi possível a obtenção de dados que permitiram análises do zoneamento do atual Plano Diretor do município, bem como de outros aspectos presentes no mesmo. Em uma análise dos dados demográficos, históricos e econômicos de Sangão, constatou-se o grande potencial de crescimento do município, através de indústrias, comércio e ainda, com a facilidade de acesso que o Aeroporto Regional Sul Humberto Ghizzo Bortoluzzi e a BR-101 oferecem à região. Realizando-se um confronto entre o zoneamento estabelecido pelo Plano Diretor e os aspectos físico-espaciais atuais, verificou-se a necessidade de revisão do Plano Diretor municipal, levando em consideração sua falta de clareza para com certas especificações. Essa revisão também se faz indispensável na parte de zoneamento, onde se verificou a necessidade de se realizar um estudo mais detalhado da delimitação geográfica das zonas no município, principalmente as zonas comerciais e industrial. Conclui-se com a finalização desta pesquisa, que a elaboração de um Plano Diretor participativo e que atenda às necessidades do seu município é de extrema importância, assim como a sua revisão periódica e sua adequação a realidade mais atual. Obrigatoriamente, o Estatuto da Cidade prevê que esta revisão deva ser realizada no mínimo a cada dez anos. Contudo, o ideal é que essa revisão seja realizada sempre que necessário, pois a mesma busca garantir o crescimento municipal de forma organizada.
