Resumo: This research paper aims to analyze the progressive evolution of elitization of the touristic, accommodation, and food services due to the tourist gentrification in the heritage area and inner city of San Miguel de Allende, Mexico. The methodology is structured into a theoretical analysis of gentrification, tourist gentrification, and elitization, in cooperation with a historical and documentary study where it is shown the progressive transformation of the city and its services, complemented with statistical and census data, surveys and study tours. The results obtained show that the preservation policies implemented in national and international heritage areas encouraged the arrival of groups of people with better economic resources, investors who injected capital into the city, and the creation of luxury restaurant and hotel establishments for the elite. This phenomenon triggered a process of commercial displacement, this phenomenon also potentialize the gentrification in the touristic and heritage area of the city.

La metodología se estructura en un análisis teórico de gentrificación, gentrificación turística y elitización, acompañado de un estudio histórico y documental en donde se muestre la progresiva transformación de la ciudad y de los servicios, acompañado de datos estadísticos censales, entrevistas y recorridos de campo. Los resultados obtenidos muestran que a partir de las políticas de conservación patrimonial nacional e internacional se incentivó la llegada de población de mayores recursos económicos, inversionistas que inyectaron capital a la ciudad, así como la creación de establecimientos elitizados y de alta gama en el sector hotelero y restaurantero.
