Resumo: The purpose of this study is the analysis of noise influence on real estate values calculated according to the Real Estate Taxation Code issued on 2003. The relationship "noise/real estate taxes" was based on GIS analysis performed on Portuguese cities merging land use, noise maps, noise classification areas and location factors. The combination of all these elements provided the definition of conflict areas and then, the determination of the vacant land for construction and the inherent building potential. This building potential will not be effective as those real estate properties have excessive noise levels. Considering the location factor was possible to evaluate new nominal values and the potential loss for municipal taxes income. An important incentive to produce and implement municipal noise reduction plans.
