Resumo: This work studied in the light of the knowledge established in the theory of price formation and real estate valuation, being its general objective to analyze if there is any correlation between the market price and the city hall price. According to its specific objectives, a database was formed taking as a source the real estate sales information from arapaima.ai, thermal maps of the basic values of the city neighborhoods were generated in the ArcGIS software and a comparative analysis was carried out, seeking to identify if there is any correlation between the market price and the city hall table. Concepts of market influence factors, road corridors, housing supply and demand, evaluation methods, and linear regression were also reviewed. After meeting the proposed objectives, it was possible to observe that there is no correlation between the market price and the table of basic values of the neighborhoods provided by the city hall.

Segundo seus objetivos específicos, foi formada uma base de dados tendo como fonte as informações de venda dos imóveis do arapaima.ai, gerou-se mapas de calor dos valores básicos dos bairros da cidade no software ArcGIS e realizou-se uma análise comparativa, buscando identificar se existe correlação entre o preço de mercado e a tabela da prefeitura. Foram também revisados conceitos de fatores de influência do mercado, corredores viários, oferta e demanda habitacional, métodos de avaliação e regressão linear.
