Resumo: | Real estate valuation exists to meet a series of market demands, in which it is necessary to find an adequate value for commercialization or other activities involving such assets, provided that they are duly defined their market value. There are different techniques applicable, each with specific characteristics, applicable according to the characteristics of the property and the information available on it. In this study, the theme was defined as the direct comparative evaluation of real estate to obtain its market value, a method by which other properties with similar characteristics are analyzed and a similar value is found so that it is not out of the standards of the market. The general objective of this study was to present the evaluation of real estate located in the city of Criciúma - SC, in order to apply the recommended valuation techniques as ideals for the best perception of the market. The specific objectives were defined as follows: Conceptualize to characterize the real estate market in the country; Clarify the real estate evaluation and the techniques described by different authors who study the theme; To present the real estate evaluation of the city of Criciúma - SC according to the technique selected by the authors of the study. A literature review was carried out to obtain the necessary theoretical knowledge, as well as a case study of a land located in the city of Criciúma, where it was evaluated by the direct comparative method. It was found that the comparative method is quite efficient, since it allows finding an average value similar to that of other goods in the market, provided that under comparable conditions, so that the property supply is not carried out for an extremely high value, which the would leave without market, nor very low, which would cause damages for the seller of the same. |

Existem diferentes técnicas aplicáveis, cada uma delas com características específicas, aplicáveis de acordo com as características do imóvel e as informações disponíveis sobre ele. Neste estudo, o tema foi definido como a avaliação comparativa direta de bens imóveis para a obtenção de seu valor de mercado, um método pelo qual analisa-se outros imóveis com características semelhantes e encontra-se um valor semelhante para que não esteja fora dos padrões de mercado. O objetivo geral deste estudo foi de apresentar a avaliação de bens imóveis localizados na cidade de Criciúma – SC, com o intuito de aplicar as técnicas avaliatórias preconizadas como ideais para a melhor percepção do mercado. Os objetivos específicos foram assim definidos: Conceituar a caracterizar o mercado imobiliário no país; Esclarecer a avaliação imobiliária e as técnicas descritas por diferentes autores que estudam o tema; Apresentar a avaliação de bens imóveis da cidade de Criciúma – SC de acordo com a técnica selecionada pelos autores do estudo. Procedeu-se de uma revisão de literatura para a obtenção dos conhecimentos teóricos necessários, além de um estudo de caso de um terreno localizado na cidade de Criciúma, realizando-se sua avaliação pelo método comparativo direto.
