Overview of Airbnb in Fortaliza-Brazil: Supply characterization and performance metrics

Airbnb stands out in the tourism industry as one of the most significant recent transformations in the point-to-point short-term vacation rental market. The objective of this study is to analyze the supply scenario and the performance metrics of this platform in Fortaleza-CE-Brazil. For the collection of indicators, data from AirDNA from 2018 and 2020 were used, consulted respectively in February/2019 and February/2021. The analysis was carried out through the tabulation of quantitative information, analysis of geographic distribution and the collected content. The increase in tourism demand in Fortaleza allowed the growth of the use and supply of Airbnb, which grows each year with 75% of the offers of entire spaces and concentrated in the tourist (and hotel) areas of the city. However, there are supply options available beyond that circuit. Looking at the impact of the Covid-19 pandemic, Airbnb's performance metrics demonstrate greater resilience when compared to the hospitality industry. This research can be used as a support tool for the planning and management of tourism businesses in Fortaleza.
